I am going to look at a property tomorrow and will have to put it under contract. Weather it will be an option or a short sale, I dont know. I don't know that much about them to feel totally comfortable. So this is where I would like your help.
1- whats the best way to open and close the conversation with here?
2- where do i get the contracts?
3- Any other information would be great

Good Lord Joel, youare in a bad way man,
how can you go make offers on houses when yoiu don’t know what to say and you dont have a contract?
I presume then yoiu dont know how to fill one out either?
Ha Ha, I am not that green and I know how to get contracts. It would be nice to here more expierenced people give me advise. I have only been at this a little over a year and I am part owner 2 apartments and 2 houses. I had a mentor but he has moved to California and I can not get ahold of him. So any GOOD advise will be helpful!

I am a big proponent of going to local REI Clubs and finding those that have more experience and learning from them there.
