What if a property is already listed with an agent?

How do you handle a situation where a person contacts you and their house is already on the market with an agent but you want to move in, throw your 10 bucks down and wholesale it?

If there is a listing contract on the property either wait a day, a week, a month, or two months or three months or four months or five months or six months or a year until the listing expires or make an offer right now for what you think you should pay for the property and if the owners except it then they pay the listing agent and your agent and you do what ever you need to do to close the deal.

If you decide to make an offer right now bring your favorite realtor, make sure your realtor will scratch your back and will make a contribution of say 50% of his or her commission to your closing cost’s to buy that property since your being nice enough to give your favorite agent a commission!

Or you might be able to negotiate something with the listing agent and his or her broker to say pay them out of the listing for 1 or 2 percent of the listing price to walk right now and let you make a straight deal with the owner. Be prepared to pay cash to buy out the listings agency commission right now!
