Selling Foreclosures

I have a couple of foreclosure properties that I can get on contract for a really good price. The lenders are even willing to shortsale them. Can I get in the middle of the seller and the end buyer and pocket the spread? (End buyers) being people that will bank finance. Do I haft to have a cash buyer for shortsales/foreclosures or can I just do a double-close on the deal and bypass having the cash? I can recommend lenders to the end buyers that do not have over 1day seasoning on the title so I should be able to double close.
Another question I have is what if the end buyer gets bank financing on the property and stays in it for a while but then forecloses on the deal is that going to affect me or the origional seller?
