How to Structure the potential Deal

Hello Everyone,
I posting this topic to get advise as to how to structure the deal.
Parties involed;  the wholesaler, myself and another wholesaler who will sell to his list of buyers.
I located the wholesaler with the house for sale, I also located the investor who will market the house to his list of buyers.
 
Mr Investor, gives me a non exclusive option to pruchase or lease contract for 30 days to find his buyer.

My concern is how to structure the deal. 
What contract to use
Who responsible for closing?
How can the we all profit?

Any suggestion very much welcome.

If I want to request a finders fee from both is that possible.
