looking to flip a few

I'm in the area of St. Louis and the foreclosures around here are through the roof.  Most just need cosmetic everywhere but the kitchen where I'm sure we'll need to budget for.  My question previously about the lenders was because we have a few to chose from just in our county and we just need to put under contract at least one to get the ball rolling.  ALL of course require pre-approval, and we narrowed to three as the best deals.

    I take it your talking to Hard Money Lenders who potentially will fund your deals and have narrowed it down to three companies with the best terms and conditions to potentially work with? Is this correct?
