RE: closing attorney. Good suggestion. I guess I was locked into the idea of the title company being the preferred method for closing. The ability to close quickly could be a very important service and I d like to make sure it can happen without a lot of drama. Also dont want to pay an arm and a leg for the service.

Drama comes with the territory. We never use an attorney to close. Most investors dont

Some states require an attorney in order to close.

Whenever we have a deal that needs the services of an attorney or title company, we 95% of the time close
with an attorney.

The deals that you absolutely want a title company or attorney to do the closing are:

Subject-to (depending on the transaction)
Short sales
Wholesale deals
Buying from banks
Buying with private lenders, or financing of any kind
Buying with cash.

I prefer closing attorney’s. More personal service
