Also i was wondering what kind of questions should i ask to screen investors?

Most investors won’t take referrals that are already on the MLS. They could find those themselves.

Technically yes you do, but other investors work with Realtors who will give them those leads already.
yes, if the buyer that you have does not have the ability to get info from MLS, such as an out of town buyer or one that is not very active. The trick to doing it is that you’ll need to get access to MLS to know what’s out there (without you being a realtor)
