To rent or sell?

Hi, just finishing first rehab and was planning on selling, but not sure wisest move. What would you consider???

Pd. $160 ($100,000 ARM and $60 on HELOC), ARV approx $220. Net will probably be $10-15,000 profit, but since my equity will now be $60,000… would it make sense to refinance, pay off home equity line and rent it?

What other questions do I need to be asking myself/others.

What are rents in the area? What are your monthly costs–mortgage, taxes, insurance? Would there be any cash flow after all that is paid? With this ARV, maybe this would make a better lease option?
