Comparables

I am looking for an opportunity to get relatively inexpensive comps in NY. I’ve looked at Property Shark and a few others and the cheapest quote I’ve seen is $100/month. If there is anyone who has ideas where I can get comps (I don’t really have time to train a realtor to run my comps the way I need them done right now, so I would prefer doing them myself or through a knowledgeable real estate investor) please let me know!!! Any advice is appreciated!!!

How do you need your comps to be run? Your goal should be to find out the ARV…after repaired value. Realtors are pros at that…probably a lot better at it than you honestly. The absolute best source for comps is the MLS and Realtors have full access.

Otherwise you could try http://www.realestateabc.com/ (free) or http://www.realquest.com like $3/search or something like that.

Keep in mind you get what you pay for which is why MLS is the most expensive…the good news is you don’t have to be the one paying for it…the Realtors already do.

Your best bet would be a realtor to get comparable sale. Why a realtor they have access to the MLS and they already paying for it. Second reason you need a realtor on your team as well as a title company or title attorney. Are you can try Zillow address is www.zillow.com.

Like the previous member said, MLS is a good source, although you also need to pull comps from other sites/sources, because the MLS lately is full of “distressed” sales, foreclosures and REOs.
Other sites include Zillow.com and BlockShopper.com - they are free and very reputable.

I’ve had good luck with Trulia.com.
Check out recent sales, it will have actual mls data.

In my area, I’ve seen zillow manipulated, as anyone can “claim” a property and report they sold it for what ever. I ran into that while I was working on a high end deal in Boise.

I also use my favorite realtors, but I dont like to take up their time if I’m not going to use them on the purchase or resale.

We have been using http://remax.com for years for our Baltimore MD deals. It’s very accurate and pulls the comparables right off the MLS nationwide.
