1. Whats the best way to find motivated sellers for whole selling?

The best way to find sellers is by Marketing. I suggest checking out the Marketing portion of this forum and you'll get many ideas. http://www.reiclub.com/forums/index.php/board,31.html

However, there are plenty of places.

Online: Craigslist, FSBO.com, ForSaleByOwner.com, Backpage, KIJJI.com,... Even YouTube, so many places. lol!

Offline: Placing Signs, Flyers, Business Cards, Drop Cards, Door Hangers, etc...

Be creative with your marketing...

2. Where can I find funding for a investor with no money to put down?

Check out the Financing and HardMoney Forum! http://www.reiclub.com/forums/index.php/board,26.html

3. Where can I find a investor form for whole selling and assignment?

Google! Just google the form you're looking for with your state. If you need to talk to a lawyer, then do so.

Hope that helped.

Maybe some other investors can chime in!
