I found a house that is listed to be in a sheriffs auction next month. I also found it listed for $104k and comps are close to 200k I did a drive by and it needs help but looks solid. Even if the interior need a complete rehab I think it is a deal.
Question is - once it is scheduled for auction can I still go thru the home owner and buy it from the lender?

Yes you can, right up to the day of the auction.
Check your numbers. If they didn't pay their taxes, you can bet there's other liens in there too.
