I have an investor acquaintance whose father wants to sell 3 local Bed and Breakfasts. He said that if I find a buyer they would pay me a fee. How would I do this, legally? I am not a realtor, so I don't want to do anything wrong. I was thinking of getting it under contract, like a wholesaler, but the SELLER would be paying me, not the BUYER....help....

Anyone buying, selling or brokering real estate can pay a "referral fee" or "finder's fee" to a non-licensed person. You'd have to check with the laws of your State as there is probably a maximum amount - usually a flat fee that is not a percentage of the purchase price.

How do you plan on selling the B&Bs? Do you have the experience to sell that type of property? You might want to do a google search of brokers that specialize in that type of property. You could work out some kind of referral fee with them...
