Maybe folks are just way too sensitive and way too PC...

If the person was large and African-American, he is, in fact, a big Black guy.  I would describe a large, green 1978 Plymouth as a "Big, green car"...same/same

Being from Detroit I can suggest a few things to do.

Call the cops often - Thugs often have something illegal on them, and with repeated police involvement chances of them being arrested for carrying drugs, or weapons is very high. 

Beware of Dog sign - No body likes dog bites, not even crack heads.

Keep Doors closed & Windows locked - Don't let them see your money going into your home.

Gain allies out of neighbors - Maybe offer a rental referral program that gives them cash for placed tenants. This will give the guy next door a financial incentive to watch your house and make sure no one damages it.


Just a few tips for you. One day I should do a comprehensive guide to how to invest in bad neighborhoods. 

Good luck and stay aware of your environment.

I'm a White guy and take no offense at being called a White guy....perhaps the individuals in question don't know that they're a "Black guy" and a "Mexican"...????  (though if you asked them to describe themselves, I'll bet that they do!)

Great idea about the dog! Thank you. I am contacting a friend that has a big dog to see if I can borrow him for about a week to get this job done. That is exactly the type of info I wanted from this post.

As for the people talking about my black guy and Mexican comments, get a grip. Just describing the scene a little better. Both races are hard to understand to me and I can only imagine how hard it is to accurately communicate between the two, specially when one is on drugs. I don't discriminate when it comes to renting units, I have both races as tenants right now and I don't feel the need to defend myself any further from the PC Californians on this board. Wait can I say that??? Who cares.

I hope the day NEVER comes when you have to USE that weapon. 

My father was a Ex Vietnam Marine and a retired Police Officer.  He taught my brother and I how to use, and respect weapons from when we were 5 years old.  He worked nights in a very bad part of the City and he gave my brother and I the same advice I'm going to give you........word for word..

"If anyone ever breaks into this house while I'm at work, shoot them......BUT....Make absolutley sure.......... YOU KILL THEM." 

My father saw NUMEROUS homeowners defend their property and their lives by wounding an intruder THEY STILL GOT SUED.  IN some cases the intruders ACTUALLY WON!!!!

NEVER underestimate the power of a SCUM BAG LAWYER.  One case my father followed involved a intruder who was paralized by the gun shot. The scum bags lawyer convinced a jury that the home owner had acted too quickly :shocked 

BE VERY CAREFUL.

There is not a property on this PLANET worth dieing for.  If you need to carry a gun inorder to run a real estate business??  You've missed something in the literature. 

One last thing........

I had a friend who owned a VERY successful used car dealership (sold 100 cars/month) in a combat zone.  He got tried of the nit wits stealing stereos, air bags, wheels, ect from his cars.  Mind you.....he had a 10 foot high chain link fence surrounding the property with coiled barbed wire on top.  DIDN'T EVEN SLOW THEM DOWN. 

So he decides to put 4 Doberman's in the lot at night. 

ALL OF THEM GONE WITHIN 2 WEEKS!!!!!!

TRUE STORY.

Ask yourselves ONE QUESTION.............

If an ENTIRE POLICE DEPT. can not drive these morons out of neighborhoods........HOW WILL YOU ????

Answer..

YOUR CAN'T, SO WHY BOTHER GETTING INVOLVED IN THE FIRST PLACE!!!

Want to rent EASY residential homes.....Buy stuff in COLLEGE TOWNS!!
Yea, the kids are going to trash them, but you get BIG security deposits from MOMMY and DADDY and LET THEM WRECK 'EM.  Their GONE in 9 months anyway???

FORGET THAT SLUM LORD GARBAGE.

I agree 100%.  However, it is much better to have a gun and not need it than to need a gun and not have it.  With the current state of our country, some scumbag druggie loser can kill you and not think twice about it. 

I don't have any properties in war zones.  Unfortunately, the days of drugs being limited to war zones are long gone.  Drugs are on almost every street and drug addicts can be VERY unpredictable.  In addition, people involved in the drug trade are frequently packing.  Even if you screen your tenants and don't rent to druggies, you WILL still be involved with druggies if you run a significant rental business.  Applicants are frequently criminals and tenants allow druggies to move in with them.  It's a dangerous world.

Investing in high crime areas is absolutley absurd. Needing to carry a hand gun to visit your rental property is a loud and clear sign that something is seriously wrong with your investment strategy. If you can't  find "deals" in good, safe neighborhoods, I would suggest looking for other ways to earn a living.  Is your life really worth the $100/ mo cash flow??  Cmon!!!!!!

It may be absurd to you, but tolerable for some. There is money to be made in these areas, and often times the returns are much greater than a "good, safe neighborhood".

My houses will be paid for in four years they way they are financed. It is in an area that is really rough right now, but the city owns around 70% of the houses on this street and about 30% in the subdivision. They just bought everything on the MLS about two weeks ago in this area. I heard through my sources city acquisitions just obtained a large sum of money for more of the slum homes in the area, They have already demolished about 5 houses on my street, with plans to knock down everything except the newer homes (mine).

Do you think my property value will soar eventually while getting great cashflow (which I put into my mortgage)

Do you think I could do this in a "GREAT NEIGHBORHOOD"?? If so sign me up. I would love to rent to college kids, I was one just a few years ago. But in my area, my only benefit would learning first hand the north Carolina bankruptcy  and foreclosure laws.

I'll stick by my original post.  What good is the "greater return" when you are six feet under.  It may not matter to you , but for me, my life  and safety are worth far more than any return.
 A quality property in a good neighborhood is priceless.
