My partner is worried about other investors coming along and taking control of the seller while a short sale is pending. How do you guys prevent this?

Baseball bat... Just kidding
Memorandum of contract and a very good contract... Mine calls for the seller to pay me a minimum of 50k if they cancel the contract
But the reality is that if you sell your benefit then the seller wont try and go around you.
