Setting up my first Contract

Okay guys bare with me I've come to my first agreement on a property and I want to put it under contract.  The guy who owns it lives in philly and I live in GA...my question is do we have to sign the contract together or can I fax the contract or mail it to him and when he sends it back can i sign then.  I thank you in advance for your help
