Where can I start finding these “investment” houses to either assign or just find for investors ???

You can look around your city for vacant homes or properties that appear to be in distress. Contact the owners(goto the county assessor web site. They ussually have the contact info for any street addrress) and then get current owner under contract with the option for assignment.
You may also want to look for houses currently being rented out. The owners of these homes may be open to selling if you can get the right deal for them.
You can also place “I buy homes” posters on busy street corners, you never know who may read it and call you.
