Does anybody know about any HML's who do not require a down payment or any kind of up front fee's for a property & will fund in Texas? Thanks!

Not all HMLs have down payment requirements but they all have closing costs, expect you to fund rehab prior to reimbursement and in some cases, pay for the appraisal.
I work with several investors in TX that offer "low cost of entry" rehab hard money if interested.
