What does net to seller mean?

I have been looking at different prices for investment properties that investors advertise, and I have been seeing a term that I don’t understand. I see a property listed in an ad that may say 112k net to seller. What does net to seller mean. It sounds pretty straight forward, but I feel like I am missing something.

The price is 112 and it goes to the seller, is that all that they are trying to communicate?

No…that would be “gross-to-seller”. “Net-to-seller” means that amount the seller receives after everything is paid - all taxes, satisifaction of any leins, etc. Basically, it’s the check he takes away from the closing table.
