ASSIGNING A CONTRACT WORKING WTH SELLER REALTOR

My question for you pros is when I find a property the seller usually already has a realtor. I want to assing the contracts without being involved with the closing and have my money when I assign the contract. Do I use my own contract and addendum forms? Will the realtor give the forms to the seller, or do I give my contract to the seller without the realtor? Also as a “hook-um” line can I tell the seller I’m a cash buyer even though I’m not really going to close? Any thoughts please help…

If the seller already has a realtor, you are going to have to work through the realtor. The seller will not deal with you directly and even if they did, you don’t want to go around a realtor, because when they find out it will start you off in a bad position. As far as paying cash you should be able to get a pre-approval from a HML who can provide the funds if you need to close.

I would suggest either working directly with the listing agent or having a buyer’s agent work for you to present your offer.
