100's of vacant properties found...HELP!!!
« on: June 11, 2007, 10:30:56 am »
I am a new real estate investor and in the county where I live, I have found 100's of vacant properties and quite a few FSBO's. I am really looking forward to my first deal, but I'm not sure where to go from here. HELP!!!!!!!!!!!!!!!!!!!!

Ok, so you found some vacants.....what do YOU want to do with them?  Fix them and resell to retail buyers?  Wholesale to rehabbers?  Birddog for wholesalers?

I would like to wholesale them to rehabbers.
Start getting the addresses of the owners from the tax records down at the town/county courthouse and start contacting owners.

I have found lots of vacant properties near my home and was looking to wholesale these properties to rehabbers. I'm not sure where to go from here. I have located the homeowners but I do not have their phone numbers. I would really like to give these people a call and speak with them over the phone verses sending them a postcard or letter. Do you know where I could get this information from and/or do you have any advice on how I should proceed? Any advice will help.

You can use skip tracers. Might cost between $5-$20 to get the phone number so you have to be pretty sure that it will be worth it.

You can try merlindata.com, I heard it costs between .50 and .75  per search. I haven't tried it myself yet, but I'd be interested to know if it's any good.
