will the money be there by closing?

Hello. I’m looking at buying some single family homes and putting in renters for a long term hold. I am going to keep it simple and get my own personal financing through a bank to buy them. If I want the meeting with the sellers of these homes to go well so I can be ready to buy quickly should I have a pre-approval letter ready to go from the bank? What is the best way to make it so that the bank is ready for you to use their money and buy the home?

Get pre-approved. Not pre-qualified. Have the broker do what is called a buyer ready loan program for you. Submit all your credit documents prior to finding the property. This way you are credit approved and all you will have to do is get an appraisal, title, purchase contract and insurance and you will be ready to go to closing.
