Approaching homeowner

After doing some lis pendens research I intend to venture into short sales. Tell me what does one say when they go to the homeowner. Would you go in the morning 7:30 or 8 am, late evening after 6pm? I am in Brooklyn, NY and people leave early come in late but when I go to a home and the neighbor is having dinner and the bell I'm ringing has no answer I suspect they're hiding. Anyway when or if they open the door what should I say?
I've been to a few homes so far.

Check out Bill Twford's course - Shut up and Stick to the Script. It's pretty good with door knocking and what to say to the homeowner. Good Luck.
