Who does my earnest money go to when I am assigning the contract over to another investor, to the seller or to the title company? And how many days should I put on the contract for me to find a buyer to assign the contract?

Option goes to seller. Earnest goes to title or a lawyer who will hold the funds in escrow. Put as many days as possible. Each market is different in what's acceptable.
