For some reason sellers have been viewing me as some kind of realtor and I keep hearing "now wait a minute, who pays you?" I think I should just go after it as a buyer and pass it off once I get the information I need.

Regardless of what you do, see yourself as a Real Estate Matchmaker.  Ask sellers for their bottom line price that they would be willing to sell for today. Then when you call your buyers tell them a price (Sellers lowest+ your fee) then everyones happy.
