Order of importance in curb appeal rennovation
« on: February 02, 2007, 11:17:37 am »
Hello:
I have a number of properties I'd like to sell.  I'm looking at them all as flips.  I don't want to do any major remodeling.  I'm just looking for a top 5 or 10 list in order of importance when it comes to flips.  Keeping in mind the fact that I'm not talking about anything major at all.  10 days, surface level stuff.  Any suggestions?  Thanks.

My personal view is that even a "lipstick" house needs more than you can do in 10 days.

Pretty much what you're talking about is interior and exterior paint, a good cleaning, updating light fixtures and cleaning up the landscaping.

But, my experience is that most people can see through a flip that has cheaped out and they move on to something else.
I'd rather be a lion for one day, than a sheep for my entire life.

1. Kitchen

2. Baths

3. Master bedroom

4. Exterior paint

5. Landscaping
