I currently have a wholesale property in Chicago south suburbs.
Here the numbers on it:
Purchase price: $85K
Repairs: $20K

ARV: according to zillow.com the arv would be $162K byt after talking with a realtor and comps in todays market it would be $145K.

Another zillow-ite...and, gee, they only missed by $17K on this one...oh yeah baby -- gimme some more of that zillow! I want $17K of profit lopped off my back-side! Woo Hoo!
