the absence of a fridge, stove, and dishwasher in the estimation? Or, do you ignore that in estimating your repairs.

Howdy Gwoods2004:
If you are dealing with low to middle income rental property I would include all the appliances in the estimate. If you are buying to fix and resell I would not include the frige or in upper income rental areas where the tenants usually have a box of their own.
Always use the missing appliances as a bargaining chip to get the asking price down lower and always quote new prices. When I last rehabbed a condo I got a nice used stove for $30 at a fridge for $60 and the Dw for $25. I installed them myself and had to carry them up the stairs but look at what I save compared to new.
