Incorporating advice

Im 30 yo and own 4 commerical rental properties here in Delaware. I just got locked in with a partner on the last property and we are planning to get real agressive with buying. All purchases, so far, have been done under our individual names. I have been lectured repeatedly that I need to incorporate however maybe I dont understand that entiirely:

- If I incorporate does that mean I have to refi and put the houses in the new LLC name?

- When I purchase a property am I buying it under the LLC? Will I get stung w/ a higher interest rate since its a company preoperty?

- Is it as simple as getting a stae business liscence and a Tax ID # from Fed?
