If I know how to find motivated sellers, then what?

I am pretty confident that I can find motivated sellers. I am just getting into real estate and I wanted to see if I can get some help on the board.

So lets do a scenerio… I find a motivated seller that is either going bankrupt, moving, divorce, etc… do I just basically try to get a quit claim deed if I can’t get a warrenty deed? and then I can try flipping it to another investor or selling it myself, etc?

basically I think I have step 1 complete, finding sellers, but need to know about making the deals…
