I need no seasoned HELOC

Does anyone do or know of a bank doing no seasoned HELOC on investment properties.  I have a condo I just closed on. current loan 245K, appraisal is 320K. Looking to get a line of 50K if possible but do not want to use it all..... FICO 680..

Citi will not do that.  They need a 700fico for investor
