Any investors using the pay option arms or 40/50 yr amort?

Curious to know if any of you are using these financing methods to help cashflow properties or get into them for the short term for flips.

These programs are long term with higher rate. The shorter the term ,the better the rate. Example 5/1 arm. These been around before. Banks knows you will always have a house payments, so you do not have a choice, but to spread the term out so you can afford the house.I think the principal increases as well.You have to know your loan programs and how to structure these program to your advantage.Can you answer this Question: What is mortgage rates tied to? Will correct those who get it wrong
