Contigencies

I am looking for some common contigencies that are used in most purchase contracts to help protect the buyer. I am specifically looking for the exact wording that is used. I hear the the wording is very important however, nobody will tell me what the exact dialog that they use. I am looking for wording that relates to having the seller particpate in the closing. Anything that involves inspections and or other common contigencies that are uses to buy investment properties. Any ideas??? Thanks, Joe.
