"Rehabbing" vs. ""As Is"

  I have another question perhaps someone will respond. I understand that in renting out or flipping a property, it is up to the investor to set how much rehabbing to budget in the plan and what the market will handle.  Is the trend switching to more rehab even if not extensive but move in liveable then the "as is" philosophy and pushing the sweat equity on the T/B?
