can anyone recommend a bird dog agreement form/contract? when i find an investor who wants a property that i’ve bird dogged what sort of form should i use to secure my fee. if this has already been covered, my apologies. thanks in advance.

Get a piece of paper and pencil and start writing. Put your name and address and the buyers name and address and the address of the property and the agreed fee and both of you sign it.
You could get 40 lawyers involved and draw up a 300 page agreement at a cost of $40K to protect yourself better but the one line agreement will do.
