What info should your bird dog give you?

Hello I am working in pre foreclouser and I was thinking bird dogging as well to get more knowledge in RE since when I go out I see a LOT of house for sale.

So if you work with a bird dog what info do you expect him to provide for you and do you generally avoid house that are working with realtor or does it not matter?

I would find the investors who will be your buyers first, finding out what they want in a deal.  I don't even look at properties listed by real estate.  There are too many out there directly from the lenders.  It appears you have a positive attitude, keep it up and you will do well.

I re-read your posting.  I should clarify the reason I don't work with real estate agents is because pre-foreclosures haven't gotten to the real estate agent yet.  Unless...the seller in default and they have the property listed, when this is the case, then you will need to work with the agent.
